One very crude benchmark is apparently by looking at the number of potential audience members in the signal pattern of the station. The pending sale of KHCK-FM was made public today, and the FCC filing indicates the sales price is $650k – the station is located in Waco, TX, which has a population of around 190,000… hence a value of about $3.50 per person. Among the things that metric ignores is whether the sale includes real estate.
